The following conditions apply to all property rentals booked pursuant to these terms between Century City Apartments Property Services CC (referred to as “CCAPS”) and all property renters (referred to as 'The Client').

Terms and Conditions

Online Bookings
Please read carefully the accommodation rate details that are provided before you make your online booking. 

Payment
A deposit of 50% will be taken for bookings to secure an apartment. The deposit is payable at the time of making the reservation. The balance of payment are due 30 days before arrival. 

Cancellations
Cancellations must be made by e-mail to This e-mail address is being protected from spambots. You need JavaScript enabled to view it . Confirmation of cancellation will be sent to you. If you do not receive confirmation, then your cancellation may not have been received. CCAPS does not guarantee that emails sent to it are received. It is Client’s responsibility to ensure receipt of their cancellation.
Cancellations may be liable to the charges outlined below. Depending on the reasons for your cancellation, you may be able to reclaim these cancellation charges from your insurance company, if you have taken out travel insurance. We strongly recommend that all clients obtain appropriate travel and personal insurance cover. 
Cancellation of a reservation will be effective only from the date of receipt. 
If cancelled up to 90 days before date of arrival, a R 500 cancellation fee will be charged.If cancelled up to 20 days before date of arrival, 50 percent of all nights will be charged.If cancelled later or in case of no-show, the total price of the reservation will be charged. 

Alterations /Amendments
If any amendments, that is dates, name change, apartment change is made to your existing booking a R500 admin fee will be added to your bill.

Conditions of Use of Apartments
Standard occupancy for each apartment is shown on our website/contract.Client should check maximum occupancy at the time of booking.
A surcharge of R250 per extra person per night may apply and CCAPS may insist of payment of such surcharge before allowing Client access to the Property.
Prices are inclusive of electricity for short stays, (stays for longer than 1 month are responsible for their own electricity), linen & towels, DSTV limited package, but do not include phone charges and Internet usage, where available. Each apartment is allocated an electricity allowance. (excluding long term rentals of more than 1 month) Excessive use of electricity will result in a surcharge being applied to your bill. Ensure that all appliances, lighting, heating, hot water etc are turned off unless required.
Please ensure that apartments are left in good condition - all waste placed in waste bin, and all crockery, cutlery and utensils washed. An additional minimum cleaning charge of R250.00 may be applied by CCAPS in the event an apartment requires additional cleaning or has to be withdrawn from use due to damage or some other reason arising from Client’s stay.
CCAPS accept Visa and MasterCard a small admin fee might apply for credit card payment. Receipts are available on arrival or departure, and issued on request.
All accommodation charges and any “extras” charges must be settled by the guest, prior to vacating the premises. Unannounced guests, “Walk-ins”, must pay for their accommodation on arrival and settle any “extras” before departure. 

Early Departure
If Client’s wish to leave earlier, they will be charged the full rate for any unused days. No refunds will be made for early departures. 

Accommodation Changes
In exceptional circumstances CCAPS may find it necessary to cancel your booking or may provide you with alternative accommodation to an equivalent standard. 
-1)the apartment(s) or part of it is closed due to circumstances beyond its control
In any of these circumstances CCAPs will refund any payments made in advance, but will have no further liability to the Client. We will not be liable for any delay, loss, damage or expenses incurred if your booking needs to be altered or cancelled by CCAPS.
If CCAPS receives serious complaints, any disputes arise or CCAPS reasonably believes the Client is in breach of these Terms & Conditions, Operator reserves the right to terminate Clients’ stay without notice.

Security Deposits for Damage, Extras and Cleaning
CCAPS reserves the right to charge a security deposit upon check-in. If this Security Deposit is paid in cash it will be refunded on departure, after checking the apartment. If the deposit is paid by credit card (via a pre-authorisation), this will be refunded within 14 days of your departure, and after inspection of the apartment(s), on the conditions that:
(1) no damage to the apartment(s) has occurred, by any member of the group 
(2) no damage to any of CCAPS property has occurred, by any member of the group
(3) no undue disturbance to other guests has occurred, by any member of the group. 
Operator is not liable for delays in refund of pre-authorisations by credit card companies.
If damage or disturbance to other guests has occurred, the cost to Company of the damage or disturbance that has occurred will be retained from the security deposit, and the remainder returned to the Client. If this cost exceeds the value of the Deposit, or no Security Deposit has been taken, Client agrees to indemnify CCAPS for the damage, additional cleaning costs or other charges and agrees to pay all costs of recovery against Client including legal costs, Court costs and other expenses.

Occupants
Only persons notified to CCAPS prior to arrival may occupy the apartment. Client may not re-let / sublet the apartment to any other third party. The number of persons permitted to occupy the apartment is limited to the number of beds available and this limit may not be exceeded . CCAPS reserves the right to refuse admittance to the apartment if this condition is not strictly complied with. 

Housekeeping
Housekeeping is Monday to Friday from 08HOO to 13H00 only. Please do not send staff away and ask them to come back later or in the afternoon. They have a schedule to work to. No Housekeeping on Public holidays, Saturdays or Sundays, unless prior arrangements have been made. Please do not ask staff to do any extra work that is not within their schedule.

Check in/out requirements
Client must comply with CCAPS rules for checking-in and checking-out. Unless otherwise agreed in advance, apartments will usually be made available from 2.00pm on the day of arrival. 
Unless otherwise agreed in advance, all apartments must be vacated by 10:00am on the day of departure. Keys must be returned by 10:00am on the same day, although prior arrangements may be able to be made for longer stays on departure date. A charge for late check-out of R300 for departures after 11.00am but before 3.00pm. If check-out is made after 3pm, an additional night’s accommodation will be made. There is a charge of R300 applicable for early arrivals prior to 12pm. 
Guests should specify estimated time of arrival in the appropriate field while booking a reservation. There is no reception desk at some apartments, but you will be notified of a contact number or guest liasson person who can deal with any issues you may have. 

Facilities / Services
All apartments are fully furnished and include a kitchen fully equipped with appliances, cutlery, crockery, and kitchen utensils. No food is provided, unless prior arrangements has been made. No items may be removed from the apartment. 

Damage
CCAPS will not be responsible for any theft of, or loss or damage to your goods or personal belongings kept at the accommodation. We strongly recommends our guests to take out travel insurance to cover any such losses. Client is also responsible for taking all reasonable care of the apartment and its contents. The apartment and all equipment, utensils, furniture etc. must be left clean and tidy at the end of your stay, or charges may be applied.
Except in the case of normal wear and tear you are responsible for any damage to the apartment or its contents during your stay which has occurred due to the negligence, wilful default or irresponsible behaviour on the part of yourself or those occupying the apartment or their guests. Any damage must be reported to us by you, without delay.

No-Smoking
All apartments are strictly non-smoking. 

Access
CCAPS , or its authorised personnel, may at any time access the apartment for the purpose of inspection of the apartment, and to carry out repair or maintenance work.

Insurance
You will ensure that nothing is done which may jeopardise our insurance policy or any part of it in respect of the apartment and its contents. 

Complaints
CCAPS warrants to use all reasonable efforts to ensure that your chosen accommodation is properly arranged and is of a reasonable standard. You must immediately notify of CCAPS of any complaint, and in any event no later than 12 hours after your arrival. 

Pets
No pets, of any kind, are allowed in the apartments at any time. 

Liability
Unless negligence by CCAPS is established by an independent body, appointed in agreement with CCAPS, CCAPS will not be held liable for injury to person, loss of, or damage to any property of any Client or person staying/visiting the apartments and or its general facilities and area. Vehicles parked are done so at the risk of the guest. 
Once a booking has been accepted by CCAPS, a contract exists between Client and CCAPS. Accepting a reservation with CCAPS indicates acceptance of these Terms and Conditions. Amendments to Terms and Conditions CCAPS Terms and Conditions may be subject to change at any time and without notice.
